rekabentuk tradisional Melayu, moden dan Kontemporari. Anda mungkin mempunyai cita rasa
tersendiri yang mahu diterjemahkan melalui rumah yang anda dan diami.

REKABENTUK PENGUBAHSUAIAN RUMAH SEDIADA
Pengubahsuaian sebuah rumah samada luaran atau dalaman akan mewujudkan 'jiwa' baru
bukan sahaja kepada rumah tersebut tetapi juga kepada penghuni rumah. Walaubagaimanapun,
perancangan yang teliti adalah perlu bagi mengelakan sebarang masalah di kemudian hari.
Rekabentuk serta susunatur pengubahsuaian perlu dihasilkan dahulu untuk membuat anggaran
awal kos kerja-kerja pengubahsuaian. Pelan-pelan ubahsuai juga perlu dihasilkan bagi tujuan
mendapatkan kebenaran daripada pihak berkuasa tempatan sebelum kerja-kerja
pengubahsuaian boleh dimulakan.
Tugas buatRUMAH.com adalah untuk membantu anda menghasilkan rekabentuk dan
susunatur pengubahsuaian rumah anda mengikut keperluan dan kehendak anda berdasarkan
garispanduan yang disediakan oleh Pihak Berkuasa Tempatan (PBT) dan Undang-undang Kecil
Bangunan Seragam (UBBL). buatRUMAH.com juga akan membantu anda menyedia dan
memajukan pelan-pelan yang diperlukan untuk mendapatkan kelulusan daripada PBT di tempat
anda.
2.Kelulusan PelanBerdasarkan peruntukan Akta Jalan Parit dan Bangunan (AJBP)1974 (Akta 133), dibawah
Seksyen 70, tiada seseorang pun boleh mendirikan sesuatu bangunan tanpa mendapat
kebenaran bertulis terlebih dahulu daripada Pihak Berkuasa Tempatan.
Sesiapa yang ingin membangunkan sesuatu bangunan, perlu mengemukakan pelan dan
penentuan sebagaimana yang dikehendaki oleh mana-mana Undang Undang Kecil (UKK) yang
dibuat di bawah AJPB 1974 (Akta 133)
Kelulusan pelan bangunan adalah berdasarkan/tertakluk kelulusan Kebenaran Merancang (KM)
dan kelulusan Pelan Infrasruktur bagi sesuatu pembangunan.
KEPERLUAN KELULUSAN
Pelan yang dikemukakan hendaklah :-
Diperaku oleh orang berkelayakan (Ar./Ir./Pelukis Pelan Berdaftar)
Disertakan Borang A (UUK3(1), UUK16(2), Jadual Ke-2 UUKBS 1984)
Ditandatangani pemilik dan Ir / Ar / Pelukis Pelan di setiap helaian pelan berserta cetakkan
nama, alamat, no. k/p pemilik dan nama, alamat, no. pendaftaran profesional (UUK6(1)
UUKBS1984)
Mengandungi 3 set salinan kertas + 1set salinan linen (UUK8(1)&(2)UUKBS1984)
Mengandungi pelan tapak/punca/lokasi/semua pelan² am berkaitan dan butiran² perincian
pelan lantai/tampak/bumbung/keratan (UUK 9(1)(2), UUK10(1)(2), UUK9(1)(2), UUK10(1)(2),
UUKBS1984)
Dicetak dengan terang dan diwarnakan dengan lengkap (UUK10(3)UUKBS1984.)

Building Plan (BP) approval is required before a new house construction or renovation works
begin. The approval is granted by the Building Department of the local authority. The
construction works should be started within 12 months from the approval date.
"Construct a building without prior written permission of the Council is an offence and a
fine of up to 20 X Payment for processing plan [ACT 133 STREET, DRAINAGE AND
BUILDING 1976, SECTION (70) SUB 13 & 14]"
Normally a few set of building plans are required to be submitted together with some other
documents ie copy of Certificate of Fitness (CF), copy of Sales & Purchase Agreement, consent
from neighbours etc. BUATUMAH.com prepare these drawings, liaise with the Building
Department to make sure that all the requirements are complied with, get the drawings endorsed
by a professional consultant (i.e. architect/engineer or registered draughtsman) and make the
submission to the Building Department. We will then do the necessary follow up until the building
plan approval is obtained.
Building Plan Approval Standard Procedures for New Build House
Each application have to attach with below documents:
Application letter signed by the applicant’s Architect / Engineer
Form A (Certificate of building plan/structure)
Copy of Architects / Engineers Registration Certificate
Official Search Certificate / correspondence related to land ownership
Copies of Land Tax Receipt and Assessment
Authentication form to use local building materials
Payment plan process (Process Fees)
Department of Technical Requirement
The building plans which have been certified by the appointed Architect / Engineer must be
submitted together with the application letter to the Internal and External Technical Department
through Local Centre (OSC).

Approval Application.
Building Plan Approval Standard Procedures for Renovation of Existing House
What is meant by building extensions / renovations?
Any demolition work to the original building
Any extension work to the original building (enlarging floor area)
Any renovation work to internal building layout
Construction of car porch, fencing wall and refuse chamber
Any other extension / renovation as prescribed in Act 133, Road, Drainage, and Building Act
1974, and Building By-Laws 1984
Steps to be taken by home owner for submission of extensions / renovations application:
Obtain letter of consent from neighbours should extension / renovation work involving housefront
bordering neighbour's house
Appoint an architect or a registered draughtsman for preparation of building plans
Appoint professionals should extension / renovation work involving concrete structures
Obtain Development Order approval from municipal council should the extension work exceed
50% of the original floor area
Ensure the proposed extension / renovation work comply with the Building Guidelines &
Standards
Ensure construction work commence only after proposed extension / renovation application has
been approved
Documents in submitting application for building extension / renovation:
Form A
4 complete copies of the building plan
1 copy of the most recent income tax returns
1 copy of the Certificate of Fitness
1 copy of the Title Deed or the Sales & Purchase Agreement
Consent letter from neighbouring residents (if applicable)
1 copy of the structure plan and structure measurement from a certified consultant engineer (if
applicable, or purchase the Standard Plan from Department of Building)

Processing fees for plan submission:
RM500 for extensions / renovations that involve the lower level / storey
RM1000 for extensions / renovations that involve the lower and upper level / storey
Steps to be taken by home owner after extensions / renovations approval:
Apply for permit to place building materials on the road shoulders prior to commencement of
renovation work.
Contact Alam Flora for collection of debris of building materials before construction begins.
Display Letter of Approval of the extension / renovation application during construction work.
Ensure construction works is carried out within own boundary and adhere to the approved
extension / renovation plan.
Notify construction stages to municipal council by submitting the relevant forms
