    INTRODUCTION

    The purpose o the Green Building Index Design Re erence Guide is to establish a guidance documentto assist project teams in understanding the criteria or each o the main components o the GreenBuilding Index Rating Tool. The project team can use the document as a guide when submitting or theGreen Building Index as it clearly identi es examples o how and what is required or completing thesubmission. Each o the main six criterias are urther divided into the corresponding sub-sections inobtaining the necessary credit points. This guide is indicative and not an exhaustive/de nitive re erenceto the Green Building Index rating tool.

    The basic ramework o this document sets out or each subsection the intent, description, requirements,approach & implementation and in some occasions calculations to achieve the credit point or each sub-section. The Green Building Index Design Re erence Guide urther becomes the base curriculum or thetraining o acilitators on the Green Building Index Rating Tools.

    To attain the Green Building Index classi cation, the procedures are as ollows:

    STAgE 1 AppLICATION & REgISTRATIONSTAgE 2 DESIgN ASSESSMENT (DA)STAgE 3 COMpLETION & VERIFICATION ASSESSMENT (CVA)

    A summary o the stages is described below:

    STAgE 1 | AppLICATION & REgISTRATION

    Complete and Submit application orm with Owners in ormation, project contact details, projectin ormation and any supporting documents to GreenbuildingIndex Sdn Bhd (GSB). Upon acceptance &approval o the application documentation, the registration ee will be con rmed dependent on the sizeo the project. On payment o ees, a GBI registration number will be given, and the terms and conditionsduly signed between owner and GSB. A GBI Certi er will be assigned or the duration o the project.

    GBI Registration Fees can be obtained rom www.greenbuildingindex.org

    gBI Terms & ConditionsAn agreement selling out the terms and conditions between Project owner and Greenbuildingindex SdnBhd to be duly signed at this stage.

    STAgE 2 | DESIgN ASSESSMENT (DA)Appraisal conducted upon the submission by the Project Design team / Client (Architect/Engineer/Building Owner or Developer directly or through a GBI Facilitator) o comprehensive design and othernecessary documents or Green Building Index Assessment. A ter acceptance o registration rom GBI, theProject Design team & client should proceed to collect in ormation or each o the six criteria completingthe submittal requirements described under each detailed sub-section. It is recommended that thein ormation submitted is based on preconstruction in ormation (ie tender documentation stage) when allparameters o the design have been nalised. A Provisional Design Assessment certi cate is given at thisstage. A summary Design Assessment (DA) checklist is provided to determine target scoring.

    STAgE 3 | COMpLETION & VERIFICATION ASSESSMENT (CVA)Appraisal conducted upon CPC o the project when all necessary documents are re-submitted accordingto as-built in ormation and calculations by the Project Design Team / Client (Architect/Engineer/Building

    Owner or Developer directly or through a GBI Facilitator). The Completion & Veri cation Assessmentcon rms that the targeted criteria have been properly implemented and achieved, or otherwise, or theintended classi cation.

    Facilitators veri y be ore submission o CPC (or CCC/OC/OP whichever is the later); on the projectclassi cation. The veri cation process involves veri ying the actual measured energy and water use,sustainable site measures, indoor com ort survey results and action plan, Building Manual and SustainableMaintenance program. CVA submission can be done upon CPC submission. A ull Certi cation is givenat this stage. A summary Completion & Veri cation Assessment (CVA) checklist is provided to determinetarget scoring.

    AppEAL pROCEDuRESAppeal can be submitted (with ee paid) a ter receiving the Design Assessment result or a ter receivingthe Completion & Veri cation Assessment results.

    VALIDITy OF CERTIFICATIONThe validity o the certi cation is limited or three years. This is to encourage sustainable buildingmaintenance management throughout the li e o the building.

    CERTIFIERS & FACILITATORSGBI Certi ers per orm the detailed assessment and accrediting tasks o building projects submitted tothe GBI Accreditation Panel (GBIAP) or nal certi cation.

    GBI Facilitators provide services to enable building projects to achieve GBI Accreditation. A GBI Facilitatoris a registered person with GSB having completed the training and examinations conducted by GSB.

    gBI TERMS & CONDITIONSAn agreement setting out the terms and conditions between the Project owner and GreenbuildingIndexSdn Bhd.

    The Residential New Construction (RNC) Re erence Guide is ormatted in re erence to the Residential NewConstruction Tool. It is envisaged that this re erence guide is a live document that rom time to time will beupdated or the bene t o the end users.

    The Re erence guide has been ormatted to orm part o the basic criteria checklist or all documentationsubmissions or both the Design Assessment (DA) and Completion & Veri cation Assessment (CVA). Theront cover sheet o the the individual criteria will be attached with the documentation drawings, projectnarratives and technical submissions.     INTENT

    To create EE awareness, promote the use o MS 1525 and to provide a thermally com ortable environment to reduce theuse o air-conditioning in residential building, thereby reducing CO 2 emission.

    DESCRIPTION

    Establish minimum energy e ciency (EE) per ormance to reduce energy consumption in buildings, thus reducing CO 2 emission to the atmosphere. Meet the ollowing minimum EE requirements as stipulated in MS 1525:2007.

    REQUIREMENTS

    OTTV 50, RTTV 25. Submit calculations using the BEIT so tware or other GBI approved so tware/s, AND

    Roo U-value 0.4 W/mK (Lightweight),U-value 0.6 W/mK (Heavyweight).

    APPROACH & IMPLEMENTATION

    Wall insulation can be made using autoclaved lightweight concretes, composite insulated walls, double brickwall andmany other option. Glazing should be optimally sized and the use o per ormance glazing such as low-e and/or spectrallyselective glazing is encouraged. Roo should be insulated with suitable insulation materials to prevent heat gain intooccupied spaces.

    Solar shading devices that block out direct sunlight through glazing have a critical e ect on the OTTTV value o abuildings and their sizing and selection using the solar shading coe cients rom the graphs derived rom Tables 5,6 and7 o MS 1525 will greatly assist in bringing down the OTTV. Insulation in roo s is a basic requirement in order to complywith MS 1525 as the greatest amout o heat entering low rise housing is through the roo .

    DESCRIPTION

    The use o renewable energy systems is to o set energy cost and promote green energy use. Calculate the projectper ormance by expressing the energy produced by the renewable systems as a percentage o the building annualenergy use. The table below display the number o points achievable.

    REQUIREMENTS

    To provide renewable energy at these conditions:

    (a) Low rise (3 store s and below)

    APPROACH & IMPLEMENTATION

    Assess the project or renewable energy potential including solar, wind, geothermal, low-impact hydro, biomass and othersimilar technologies. Building Integrated PhotoVoltaic (BIPV) is highly recommended be used to generate renewableelectricity in residential building in Malaysia climate. The BIPV system can be grid integrated or stand-alone systemwith battery pack to store excess energy production. Solar hot water system may also be used to generate hot water orresidential homes, the electrical energy o set by the solar hot water system will be considered as renewable energy.

    Conduct post occupancy com ort survey o the building occupants and to undertake measures to recti y the problemsidenti ed during the survey.

    REQUIREMENTS

    1 oint : Conduct a post-occupancy com ort survey o building occupants within 12 months a ter occupancy/buildingcompletion. This survey should collect anonymous responses about thermal com ort, visual com ort and acoustic com ortin a building. It should include an assessment o overall satis action with thermal, visual and acoustic per ormance andidenti cation o thermal-related, visual-related and acoustic-related problems.

    1 oint : Develop a plan or corrective action plan i the survey results indicate that more than 20% o occupants aredissatis ed with the overall com ort in the building. This plan should include measurement o relevant environmentalvariables in problem areas. The relevant environmental variables include 1) Temperature, relative humidity, air speed andmean radiant temperature, 2) Lighting level and glare problem, 3) Background noise level, 4) Odour problem, CO 2 level,

    INTENT

    Promote the use o Public Transport or new housing projects. This is to reduce the current and uture heavy dependenceon private transport, the greatest contributor o Green House Gases (GHG).

    DESCRIPTION

    Reduce pollution and land development impacts rom automobile use.

    REQUIREMENTS

    Points are awarded according to proximity o the development to public transport hubs and quality o the accessto the transport hub. For new housing areas, the provision o transport hubs or the housing concerned with proper

    shelter, amenities, shuttle acilities and parking acilities are encouraged. Points are awarded according to thesubsection categories.

    Housing projects can be divided into two main categories .First category are or Housing projects located in Urbansites and the second category are or Sub-Urban and individual residential projects. GBI Public Transport Access willwork di erently or both these main categories.

    Urban Housing projects would normally select SM2A & SM2B

    Sub-Urban Housing projects would normally select SM2C & SM2D.

    INTENT

    Provide dedicated areas and storage bins or non-hazardous materials or recycling during BOTH construction andbuilding occupancy.

    DESCRIPTION

    Facilitate the reduction o waste generated by construction that is hauled and disposed o in land lls and recycling a teroccupancy.

    REQUIREMENTS

    1 oint : During Construction, provide dedicated area/s and storage or collection o non-hazardous materials orrecycling.

    1 oint : During Building Occupancy, provide permanent recycling bins. The waste that should be collected at aminimum should include alumium, paper, plastics, glass, corrugated cardboard and batteries.

    APPROACH & IMPLEMENTATION

    During construction, designate a dedicated area where on-site sorted waste materials can be stored in separate skips orcollection to recycling acilities. This is tied in with credit MR3: Construction Waste Management.

    Designate areas in the building or recycling bins to be located which is accessible and convenient or occupants torecycle their waste. It could be located in one main area or each foor as long it can be demonstrated that the recyclingacilities provided is su cient to cater to the waste volume generated by the occupants.

    DESCRIPTION

    Reuse building materials and products to reduce demand or virgin materials and reduce creation o waste. This servesto reduce environmental impact associated with extraction and processing o virgin resources. Integrate building designand its buildability with selection o reused building materials, taking into account their embodied energy, durability,carbon content and li e cycle costs.

    REQUIREMENTS

    0.5 oint : Where reused products/materials constitutes 1% o the projects total material cost value.Additional 0.25 oint : For every 0.5% o the projects total increase material cost value up to maximum o 2 points.

    APPROACH & IMPLEMENTATION

    DESCRIPTION

    Develop and implement a construction waste management plan that, as a minimum identi es the materials to be divertedrom disposal regardless o whether the materials will be sorted on site or co-mingled. Quanti y by measuring total truckloads o waste sent or disposal.

    REQUIREMENTS

    Recycle and/or salvage at least 50% volume o non-hazardous construction debris.

    Develop and implement a constuction waste management plan that, at a minimum identi es the materials to be diverted

    rom disposal and whether the materials will be sorted on site or co-mingled.     Increase demand or building products that incorporate recycled content materials in their production:- (Recycled contentshall be de ned in accordance with the International Organization o Standards Document). REQUIREMENTS
