According to a recent update fromMLSLI, the local housing marketindicates a strong demand for a limitedsupply of homes for sale. This seeminglyhas outweighed the effects of highermortgage rates, at least for the time being.The anticipation of mortgage rates risingfurther is likely spurring some of thedemand. The dream of home ownershipis very much intact, reports MLSLImarket update, but buyers should beprepared with competitive offers. JosephE. Mottola, CEO of MLSLI, said in theSeptember Market Update: The LongIsland housing market indicators reflect acontinuing recovery cycle as sales activity
and closings are up from a year ago.Pricing, affected by declining inventorylevels, is also moving upward.
We are pleased to report , asof the writing, that so far Octobersnumbers seem much more positive thenSeptembers, which showed a slow down.Lets look at a rough estimate of OctoberUNDER CONTRACT numbersfor Nassau, Suffolk and Queens, forresidential sales only as reported toMLSLI:
The above is encouraging and strong;
units are up in all categories with strongresults in Nassau & Suffolk. Average listprice is even or up in all counties, dayson market are down in all counties, withSuffolk showing the strongest results.
So whats happening in our world?Taking a closer look at the Roslyn marketand neighboring locales, the Star Teamis happy to report their own recordbreaking results in record breakingtimewhich totaled $15,852,500 in salesprimarily for the month of October( 13 transactions), end of September(3 transactions) and the beginning ofNovember( 3 transactions)! Of the 19transactions, 10 of the transactions were
at full asking price, over asking price
or slightly under asking price. Exactnumbers to be released when sales have
closed.
Local experts stated that their own
data shows that while housing pricesremain well below the peak achieved in
2007, they have begun climbing again
largely because of a low inventory ofhomes for sale.
We are starting to see prices rise
said Jonathan Miller, President andCEO of Miller Samuel, a real estate
consulting and appraisal firm based inManhattan. He said the medium home
prices on Long Island, excluding the east
end, were 4.1% higher for the 3rd Q forthis year. He further states housingprices are firming up because inventory
is so low.
As for buyers, now may be the besttime in terms of mortgage rates. This
was clearly reflected in a recent article
in Realtor.com that summarized FreddieMacs latest U.S. Economic and Housing
Market Outlook. Freddie Mac estimates
that 30 year fixed loans will hoveraround 4.3% through the end of the
year and then begin heading higher in
early 2014.Other significant market data from

Due to the U.S. governmentshutdown, growth projections forthe national housing market werescaled back by 0.5%

New housing units will top out at1 million this year and 1.15 millionnext year, levels that Freddie Macanalysts call below normal.
The U.S. housing market is at themercy of a sluggish U.S. economy,which is expected to reach full
potential until 2015 or later The housing recovery keeps
chugging along despite a constantbarrage of disruptions to the broadereconomy, Frank Nothaft, FreddieMac Vice President and ChiefEconomist, said in a statementreleased with the report. Werelikely going to see the housingrecovery slow down but not shutdown, as we close out the rest ofthis year due to tight inventoriesin many markets, rising mortgagerates and slumping consumerconfidence. Fortunately, thehousing recovery should continueto absorb the economic shock instride and improve next year.
Low mortgage interest rates andlow inventory have created a sense ofurgency among buyers, thus propellingsales. Its not that the economy is sostrong, nor that we have more buyersin the market, and we are certainly notin 2007 again. Industry observers advisesellers not to take a chance and strikewhile the market is still relatively hot.And like sellers, buyers should act now;they have their best options now.

You win some and you lose some,
Elijah Shumate says. Still, he is not themost reliable source on this. He has wonplenty, yes, as a member of a goliath highschool program and then during NotreDames glistening season last fall.
He has not, however, lost some. Hehas lost one.
Once in the last four years hasShumates football team lost a game.That was in January, against Alabama,in the BCS championship game. It wasin a locker room swollen with silencethat the now-sophomore safety wasreacquainted with a sensation he hadntfelt since 2008.
Youre used to winning, Shumatesaid. So you have that winning
attitude. But it happens.I knew I was going togo through it sometime in my life.I was preparedfor it. It justmotivated meto get better thisyear.
He shouldbe moreresponsiblefor gettingthe Irish wellagain, so fara p p ea r i n gto earn a

from nickel back to starting safetyalongside incumbent Matthias Farley.
Notre Dame coach Brian Kelly said
hes pleased with Shumates progressbut hesitated to award Shumate a full-time job, probably a nod to a learningcurve the 6-foot, 213-pounder stillnavigates.
I dont think Elijah has nailed downanything, but hes going to be on thefield, Kelly said. Hes a guy that everyday has to continue to progress.
The raw material is there. TheAlabama meltdown was the first time in55 games that Shumate suffered defeat.The last time was a freshman-year lossat Paterson (NJ) Catholic High Schoolthat preceded an unblemished three-yearrun with monolith Don Bosco Prep and
a 12-0 season with the Irish.
He knows winning, and heknows one speed: Full.

As for the crucial communicationaspect, Shumate could request no betterpartner than Farley.
One year ago Farley was the newbie,a converted receiver creating rapportwith veteran Zeke Motta. Shumate hasevolved from mostly cornerback-likeduties, and Farley knows the anxiety ofsimply not wanting to be wrong.
You can watch as much film as you
want, you can talk about it as much asyou want, but its really that on-fieldexperience that builds that bond, Farleysaid. Being not so far removed frombeing in Elijahs shoes, it makes it easierfor me to relate and help him out whereI can.
At some point, Notre Dame will loseagain. Even in a new role, Shumate justisnt inclined to plan for the worst.

London called the WorldsEnd that sits across fromthe Camden Town tube station.Luminaries, including CharlesDickens, figure among its famouspatrons, but its also important inthe annals of British comedy as theplace where Simon Pegg and Edgar
Wright would meet up in the earlyyears of their creative partnership,grabbing a pint after seeing movies
likeX-Menat a nearby cinema.So when it came time for the
pair to write the screenplay fortheir film about a 40-ish man ina state of arrested developmentwho inadvertent ly stumbles ontoan intergalactic conspiracy duringa small-town pub crawl, the title
was a given: The Worlds End.The place even held a specialsignificance for Nick Frost, Peggs
longtime onscreen comic foil andoffscreen best friend.
Me and Simon used to meetthere to go to the movies becausethere was an Odeon cinema,Wright explained. Simon wenton his first date with his wife there,and Nick Frost fell off the wagon
after two years of not drinking atthe Worlds End. He broke upwith a gi rl and went s traight to the
Worlds End and got hammered.Perhaps not surprisingly, plenty
of alcohol is consumed in the newapocalyptic comedy from Wright,Pegg, and Frost, which sees Peggcast as the clueless, obnoxiousGary King, a former punk rockrebel who coerces, guilt trips, andlies to his high school pals tolure them back to their hometownto attempt a famous pub crawlknown as the Golden Mile.
Drinking their way through12 pubs in the quaint hamlet ofNewton Haven, the old friendsplayed by an impressive roster ofEnglish actors including Martin
Freeman, Paddy Considine, EddieMarsan, and Frostfind tensionrunning high as past rivalries andwounds re-emerge.
And that s before they runafoul of invading alien robots whobleed blue ink and have sinisterdesigns on the human race.
Over the course of three filmstogether, Wright, Pegg, and Frosthave garnered a following for theirpreternatural ability to blend thesilly and the serious into a frothy,satisfying, decidedly English brew.The Worlds End moves with thesame oddball, kinetic rhythms
as their previous movies, 2004szombie rom-com Shaun of theDead and 2007s action movie
send-up Hot Fuzz.The new movie, though just as
enjoyably offbeat and remarkablyquick-witted as the first two, alsooffers the most overt explorationof the more sophisticated concernsthat have always underpinned thetrios genre-centric comedy.
All of those genres that wevetaken on, the reason for them ...is that they are Trojan Horseswhich we can smuggle in morehuman stories, said Pegg, seatedbetween his filmmaking comradesat Hollywoods own English pub,the Cat and the Fiddle. Shaunof the Dead is about growing up,
and Hot Fuzz is about friendshipand about having to dumb down alittle bit sometimes if you want toget something done. The WorldsEnd is about male friendshipand letting go and nostalgia andaddiction.

heights, suffused with lightor accented with stained glassor dramatic works of art. Butwhat can you do to add pizzazzto an average 9-foot ceiling?In fact, its pretty simple tomake your ceilingsand therooms theyre inlook morestriking and stylish.
BE BOLD
Even if your ceilings are
only 9 feet high, that doesntmean your furniture has tobe scaled down. By addinglarger-scale pieces, you bringthe eye up and visuallyexpand the room.
Take, for instance, afamily room with a 9-footceiling and an entertainmentcenter almost as tall. Because
of its grand scale, theentertainment center makesyou look up. And with itsimpressive size, it will getthe attention rather than thelower ceiling.

If youre extra daring,hang your drapes right at the

The spiffy five-bedroom house on a quietcul-de-sac in Miramar, Florida, hit the marketfor $379,900 on a Monday. By the close ofbusiness, there were two offers, but listingagent Carlos Martin was preaching patience.
Tempting as it may have been to pick oneright then, seller Robert Kull waited a weekfor more offers to materialize.
It was a wise choice. The home ultimatelydrew five bids. Kull rejected two cash deals infavor of a full-price offer from a buyer willingto pay above appraised value.
We knew it was a real strong market,
Kull said. Carlos said if we just hold out,well get a full-price offer, and sure enoughwe did.
Multiple offers are the Holy Grail ofthe housing recovery, but it takes skill anda dash of diplomacy to sort through all the
possibilities.Homes in good condition and priced
fairly almost certainly will attract more thanone offer, real estate agents say. Demand farexceeds supply across most of the nation, soinvestors and young families are all circlingthe same properties hoping to hit pay dirt.
Multiple offers is the last thing buyerswant to hear and the first thing sellers wantto be able to say, said Michael Corbett, ablogger for the Trulia.com real estate website.
Still, that doesnt mean all sellers arenecessarily rejoicing, said Judy Trudel, anagent with Balistreri Realty in Floridas PalmBeach and Broward counties.
When you have multiple offers, it soundslike youre in the drivers seat, Trudel said.But its a very stressful situation.
Not every multiple-offer situation turnsout well. Real estate agent Carrie Hazen hada client who received three offers on her Coral
Springs, Florida, home.Thats the good news. The bad? When the
seller made counteroffers late last month, allthree buyers bailed.
One of the buyers told Hazen she wasbacking out because another seller hadaccepted her contracteven though itsunethical for a buyer to submit more than oneoffer at a time.
Back to the drawing board, Hazen said.There are no slam dunks.
Agents are not necessarily required by lawto disclose when their listings get two or morewritten offers. But a National Association ofRealtors code of ethics states that agents must
make the disclosure if the buyer asks.In most cases, the listing agent will collect
the offers, announce there are competingbids, and have everyone come back with theirhighest and best offers so the seller can pickone.
But some agents and sellers take a differentapproach.
Theyll negotiate individually with thebuyers, making different counteroffers toeach, even though they ultimately can signonly one contract.
Playing one offer against the other usuallypushes the price higher and allows sellers toassess the motivation and financial strength ofall the buyers, Corbett said.
That strategy paid off for Mike Killi,whos selling his four-bedroom home in CoralSprings. The half-dozen bids gave him and hisagent, Dean Ehrlich, the leverage to go backto each buyer and seek more money and the
most favorable terms.They had an offer for $5,000 above the
$325,000 list price. But the buyer needed amortgage, and there was no guarantee thehome would appraise. No appraisal is neededin a cash sale.
Killi ultimately took a cash deal for $2,000more than the asking price.
Were really happy with the way it turnedout, said Killi, 33, a social marketing managerfor an advertising firm. When you put yourhouse on the market, youre really nervous.When you get multiple offers, it very quicklyputs you at ease.
As Killi showed, the highest price isntnecessarily the best offer. Some of the otherconsiderations: the amount of down payment,
how soon the buyers want to close, andwhether theyll agree to pay the difference ifthe home doesnt appraise.
Price is important, but its just one factor,Broward agent Tim Singer said.
Sellers shouldnt drag out multiple offerslonger than a week, said Samantha DeBianchi,an agent in Fort Lauderdale, Florida. Its justgood manners.
But for some buyers, no amount ofetiquette will cushion the blow of not gettingthe home.
Somebody is going to get hurt or feellike they were treated unfairly, said RandyBianchi, broker-owner of Paradise Propertiesof Florida in West Palm Beach, Florida.
Multiple offers can turn off a lot of peoplebecause theres always a winner and a loser. n

An Innovative Community Leader forKids and Her CommunityBefore Stacey Siegel started her family,
she was drawn to the Village of East
Hills because of its spacious homes and
properties, the beautiful trees and its
close proximity to Manhattan. But, after
moving into her new home, one of her first
observations was how quiet it was when
she walked her dogs. It felt like I was the
only person living here she said. Then,
once she had her two children she became
driven with a goal: to bring people closer
together and build an even greater sense of
community.
She was not the only one with this boldand ambitious concept. Village leaders had
the same idea. Through the inspirational
and visionary leadership of Mayor Koblenz
and the East Hills Village leaders, the
Park at East Hills opened in 2006 making
this community one of the most unique
places to live in America. The Park at East
Hills features a large community pool,
tennis courts, a community gym, a nature
walk, a dog run, a theatre and is home to
the Village Hall. The Park at East Hills
instantly became the main street of the
village as a place for all to enjoy and use in
the community.
Stacey also recognized that the Park
was the perfect place for people to get
together in order to meet, socialize and
build friendships. According to Stacey,
on almost every day during the summer,
you can just show up to the Park, bring
your kids to play and swim, and you are
certain to meet friends or make new ones.
Stacey recalls that since everyone
was enjoying the social experience at the
Park, she resolved to find a way to find
programs and fun activities for families
during the winter. In this way, young
families would have programs year-round.
Lets fast forward to today. Now, we
can see the proven success of Staceys vision
and her idea to form a highly motivated
Kids in the Park Committee. Their goal
is to hold major events for the children
in the Village and build fun, excitement,
jest and spirit in East Hills. Her concept
worked on a grand scale.
Through the hard work, diligence
and concentrated efforts of Stacey Siegel,
Chair of Kids in the Park, and her team
consisting of Althea Shapiro, Vice Chair,
and members: Celia Ayenesazan, Wendy
Bishop, Melissa Brooks, Risa Eshaghian,
Jodi Golden, Brett Goldman & Jessica
Vishnick, together with supervising
trustees: Manny Zuckerman, Deputy
Mayor, Clara Pomerantz and PeterZuckerman, they have brought a special
verve and vitality to the Community.
Their popular performances have included
magicians, singers, story tellers, comedians,
and even stilt walkers. They even created a
Childrens Garden this summer. Its fun,
its exciting, and its energizing. Kids in the
Park and kids all across the community are
enthralled.
All of the programs rely on sponsorships
and donations of local businesses and the
help of volunteers in order to run its events.
The Village welcomes all local businesses
& volunteers to lend their support.
The Halloween Spooktacular event
was one of the many major events that
Kids in the Park held this year. Upcoming
events include Mommy and Me music
classes, a fundraiser when every family
in East Hills will have the opportunity
to purchase a tile, paint a picture and
be permanently inscribed at the Parks
playground. Local artist Michael Korol
will be holding educational classes for the
kids to learn about painting so that they
can transform their tiles into works of art.
Stacey says this is intended to be a special
experience for the kids because they will
be able to come back to the Park and seetheir artwork year after year. The tiles are
expected to be mounted at a ceremony this
coming Memorial Day.
Now, there is always something
happening in East Hills. In December,
for example, during the school vacation,
the Committee is planning workshops
which feature the National Circus Project,
including a juggling performance.
In May, an American Idol style show
called Music Idol will be held with
competition from the kids of East Hills.
Music auditions begin in the spring with a
final performance scheduled for May 31st.
Its no wonder that Mayor Koblenz has
said Stacey and her committee members
have infused a new sense of excitement.
We are all deeply indebted to her and her
committee members for caring so much,
and for created a new entertainment zone
at our Park.
East Hills is now an even more special
place to live because of Stacey and all
the fine results of her committee. Their
efforts have contributed greatly to the
communitys new slogan for East Hills that
reads: The Future is Here!

Nature lovers and outdoorenthusiasts will also find a fitnesstrail. There is even a dog run. From
mid-May to late November, theWednesday Farmers Market offersa terrific selection of fresh fruit,product and local specialty items.In the wintertime, there is an outdoor ice skating rink, named by News12 Long Island viewers as the best outdoor skating rink on Long Island.
As a mother of a child with food allergies, Stephanie wanted to makea difference. So she wrote a childrens book designed for children ages4-8 entitled Nutley, the Nut-free Squirrel, about an adorable squirrelthat doesnt let his allergies to nuts slow his lifestyle down. Stephaniedonates 100% of the books sales proceeds to FARE, dedicated to foodallergy research and education. Stephanie and her book have receivedtremendous support from the community, including local retailers,Funky Monkey, Lesters and Please Mom who feature the book in theirstores. A SEASONAL BARBECUEHoney-Marinated Grilled Chicken Breasts with Spicy Red Plum Chutney
INGREDIENTS 6 bone-in chicken breast halves,
skin left on or removed as youlike
1 cup soy sauce 2 tablespoons honey 2 tablespoons finely chopped
ginger
2 tablespoons chopped scallions 1 tablespoon chopped garlic 2 teaspoons dried red pepper
flakes Spicy Red Plum Chutney
(see recipe at right) 1/2 cup peanut oil
Spicy RedPlum Chutney
1 tablespoon peanut oil 1 medium red onion, cut
into 1/4-inch dice 1/2 jalapeno chile, stemmed,
seeded, deveined, and finelychopped
1 tablespoon golden brownsugar
1/2 teaspoon salt 1/4 teaspoon freshly ground
black pepper 2 tablespoons white wine
vinegar 4 ripe but firm red-fleshed
plums, pitted and cut into1/2-inch pieces
1 orange, juiced 1 tablespoon bottled
Chinese hoisin sauce
In a medium sautepan, heat the peanut oilover medium heat. Add theonion and saute, stirringoccasionally with a woodenspoon, until it begins to turn
tender, about 4 minutes.
Stir in the jalapeno, brownsugar, salt, and pepper. Cook,stirring frequently, until thesugar has melted and begun tobubble and darken slightly, 3 to5 minutes. Immediately add thevinegar and continue cooking,stirring and scraping constantly,for about 1 minute longer.
Stir in the plums, orangejuice, and hois insauce. Reduce the
heat slightlyand continuec o o k i n g ,
stirring frequently, until theplums have softened and themixture has thickened, 5 to 7minutes longer.
Remove the pan from theheat and transfer the chutneyto a stainless-steel or heatproof-glass bowl. Let cool slightly,stirring occasionally, and thencover with plastic wrap andrefrigerate. Remove from therefrigerator to come to room
temperature while youheat the grill and cook
the chicken.n

DirectionsServes 6Put the chicken breasts in a single
layer in a shallow nonreactive pan; orput them in a heavy-duty zipper-sealedplastic bag large enough to hold themcomfortably. Set aside.
In a mixing bowl, put the soy sauce,honey, ginger, scallions, garlic, and redpepper flakes. Whisk until thoroughlycombined.
Pour the marinade over the chickenin the pan, or into the plastic bag.Cover the pan with plastic wrap; or sealthe bag and place it in a clean bowl.
Put the chicken in the refrigerator tomarinate for about 3 hours, turningthe chicken pieces in the pan halfwaythrough or moving the chicken breastsin the bag as necessary to keep them all
in contact with the marinade.
Meanwhile, prepare the Plum
Chutney (recipe at right).
About half an hour before
cooking, remove the chicken from the
refrigerator and leave at cool room
temperature while you prepare a fire in
an outdoor grill.
When the fire is hot, remove the
chicken breasts from the marinade and
pat dry with paper towels. Discard the
marinade. Put the chicken breasts on a
platter or tray and drizzle all over with
the peanut oil.
Grill the chicken breasts until nicelybrowned and cooked through, about
10 minutes per side. Transfer them to
a clean platter and serve immediately,
passing the chutney at the table.

The local housing market in June posted some of the highest median prices in years: $425,000 in Nassau County and $340,000in Suffolk, according to the Multiple Listing Service of Long Island.
