    rep lying your answe rs. Very app reciate tha t!

    As most of us known that, within these few months from the first quarter of year 2011,

    there is no truth answer on the property market situation in Malaysia. Just within a few

    months, the average properties price escalated drastically especially newly launch

    developments.

    With that, this research has done within my 1,000 LinkedIn members to analyze your

    respond on this.

    Q1: Are you planning to invest within the few months time?

    Answer: The sta tistic show n tha t 60% of the m em bers intend to invest in prop erties and

    the remaining 40% are not intend to invest because they already purchased some other

    prope rties recent ly, thus not eligible to invest in new p rope rties. This is a lso c aused by the

    70% Loan-to-value policy for third residential properties, in which purchasers would need

    to pay upfront of 30% in their third residential purchase. On the other hand, minority of

    the members are concerning the uncertainty of economic situation and high selling

    prop erties price.

    Q2: What types of prop erties are yo u intend to p urchase?

    Answer: Close to 71% of the members are interested with residential properties. 17% of

    the members are interested with commercial properties; 6% interested in industrial

    prop erties and 6% interested in land banking.

    Q3: Which is your preferred loc ation?

    Answer: No doubt, Kuala Lumpur and Klang Valley remain the first priority location in

    investme nt, which c onta ined 83% of the me mb ers. The a nnounc ement o f Sunga i Buloh-

    Ka jang MRT p lan ha s spurred the d emand of the prop erties within the vic inity o f thesta tions. The sec ond ary a nd third preferred locat ion a re Pulau Pinang and Southe rn p art

    of Ma laysia (Serem ban, Melaka , Johor), which sta ted 12% and 5%, respec tively.

    Q4: What is your consideration on yo ur purcha se?

    Answer: Location, Location, Location.

    Loc at ion still rem ains the key wo rd in selec tion of a prop erty. Sec ond ly, would b e the

    Price of property. Following by Developer Profile; Design; and Amenities.

    Q5: What is your purpose to purcha se a p rope rty?

    Answer: This is an exc iting answe r. 51% of the m em bers respond ed tha t the ir intent ion toown a prop erty for own usag e a nd the remaining of 49% with intention to invest. This

    might also indicate that the increasing of properties price are partially due to rise in

    ge nuine dem and a nd spe culative buying.
