    1.0 THE PROPOSED DEVELOPMENT

    1.1 THE SITE

    The subject lands are located approximately KM 30 at Jalan Apas on Tawau Town

    Tawau Airport Dual Carriage Highway as shown in the Location Plan Fig. 1 attached.

    The total site area is approximate 104.04 acres and it consist of 460 unit single storey

    house Type A, 480 single storey house Type B and 360 unit double storey terrace

    house Type C. Area consumption for 1300 unit houses is 52.57 acres.

    The other 51.83 acres from the total site area comprises following elements:

    10 Single Storey Shoplots

    Facility Buildings such as Multipurpose Hall Cam MC Office, Surau,

    Nursery and Pra-Sekolah.

    Ancillary Buildings such as Guard House, SESB Sub-Station and Bin

    Centre.

    Detention Pond Reserve

    Open Space

    Sewerage System reserve

    7M wide Drain reserve

    44M Riparian River reserve

    1.3 INTERNAL WALKWAY PROVISION

    The pedestrian walkway for neighbourhood connector road (6.10m carriage way) will

    be 3.05m wide while walkway for main road (7.30m carriage way) will be 3.95m wide.

    2.0 EXISTING SITUATION AND TRANSPORT NETWORK

    2.1 EXISTING DEVELOPMENT

    The proposed site area is adjacent to following housing:

    Bandar Seri Indah located to the south of the site area and connected through

    existing government road.

    Taman Ranggu Saujana 700 meters away from the site area with capacity of

    614 unit houses

    Desa Ranggu Located 5km away from site area

    Taman Perwira 2.2km away from proposed area with capacity of 245 unit

    houses

    Fig.2 shows the existing development surrounding proposes site area.

    2.2 EXISTING ROAD NETWORKS

    The existing boundary road network consists of the following:

    Jalan Apas is the main road connecting from Tawau Town to Tawau-Semporna

    Roundabout junction. Jalan Apas is a dual Carriage Highway (2 Lane, 1

    Direction) with a posted speed limit of 90km/h Jalan Ranggu is the local access from proposed development area to the main

    road Jalan Apas and it is 1 lane 1 way Carriageway. The distance from main

    2.3 EXISTING PUBLIC TRANSPORT FACILITIES

    The existing local bus service route for Tawau district majorly divided into four

    zones which are:

    I. Central Zone (Bus Colour Code: Purple L1162)

    II. Northern Zone (Bus Colour Code: Condor Blue S8580)

    III. Eastern Zone (Bus Colour Code: Mandarin 457)IV. Southern Zone ( Bus Colour Code: Chilli Red S14051)

    The central terminal for bus services located at Terminal Bas Jalan Stephen

    Tan (TBJST) (Fig.7) Tawau Town. The bus service serves to local people daily

    from 6.00am until 6.00pm. During peak hours, it can be observed people toaccumulate on the terminal to use the service. This shows this public transport

    facility is the main transportation mode for local people at Tawau District.

    The proposed development site located at Ranggu covered by Eastern Zone

    bus route within stretch from Terminal Bas Jalan Stephen Tan up to Batu 32

    Checkpoint. Bus services along this route mainly operate on Jalan Apas.

    According to Lembaga Perlesenan Kenderaan Perdagangan (LPKP) Tawau, at

    present,the nearest option for local people to acess Ranggu area via bus

    service are through Kampung Tass-Jalan Ranggu-Jalan Apas-TBJST route

    3.0 PROPOSED DEVELOPMENT AREA TRIP GENERATION

    To establish the traffic generation for the plan is obtained from Malaysian Trip

    Generation Manual (Highway Planning Unit, Ministry of Works Malaysia). It is

    therefore been estimated that the proposed land uses would generate

    approximately 5460 person per hour during both morning and afternoon peak

    hours for residential. For commercial building, the estimated trip generation is

    325 person per hour for both morning and afternoon peak hours.

    4.0 TRAFFIC FLOW PATTERN

    Based on the existing traffic movement pattern, the estimated traffic will be

    distributed on the existing road network as shown in Fig. 8. There are manyalternate access and entry points to cater for the morning and evening peak

    hours.

    When the proposed housing is completed the main access will be provided by

    the north-south road reserve as shown in the road network plan attached. It

    leads to Jalan Ranggu at the north which acts as a bypass of Jalan Apas and

    has 2 junctions along. The same road reserve also lead to Jalan Apas towards

    the south, which is Tawau Airport Dual Carriage Highway.
