GROUP MANAGING DIRECTOR’S MESSAGEThe Year 20102010 was a momentous year in that we achievedrecord turnover, secured record new projects inexcess of over RM2billion and at the same timecelebrated our 35th Anniversary.

The Group is looking to hit turnover in excess ofRM1.2 Billion, and increase of more than 50%,while looking at a minimum net profit increaseof more than 70% as compared to 2009.

Our achievements during the year can bereflected by the Group’s share price, reaching itshighest since 2004.

We secured two landmark projects in the countrywith the New KLIA and the Ampang LRTextension. These two projects have raised theprofile of the Group in Malaysia. Delivery andimplementation of these two projects are crucialas all eyes will be on us. I believe the team underthe stewardship of Y.Bhg Datuk Henry Tee canachieve the objectives and project delivery setout.

35th Anniversary CelebrationOn the Anniversary, I would like to congratulatethe committee members and staff whocontributed towards making our celebration inKuala Lumpur and Kota Kinabalu a most joyousoccasion indeed. In organising our celebration,I saw teamwork and togetherness thatexemplifies the true spirit of Bina Puri culture.Weeven had the senior management gettinginvolved starting from our very own FounderDirector, Dr Tony Tan who serenaded us with hisballads and our East Malaysian COO, John Chungbeing involved in the musical which contributedto the song “ONE Bina Puri”.

Special mention must go to the Kota Kinabalucelebration which made it a very personable

occasion with performances from the Brunei andSabah Team. Overall, except for some minorhiccups, our celebration was a most successfuloccasion with guests from Brunei, Thailand,Pakistan, Indonesia, India and all acrossMalaysia. The Group spent a huge amount ofresources for the celebration but it was all worthit. We look forward to a bigger and bettercelebration in 5 years time!!

Transformation of Bina Puri GroupAs our country is embarking on the EconomicTransformation Plan under our Prime Minister,Bina Puri too will be undergoing similartransformation starting with the change of ourlogo after 35 years. This signifies that nothing isforever. The Group must be ready to embracechanges to new challenges and environment tostay relevant in the industry which we operate in.Change and improvisation is crucial for survival.The new logo also encourages us to be morevibrant while scaling new heights.

As well as image and branding, we have alsoventured into the power sector via ourinvestment of three units of 2MW power plantsin Indonesia. We believe this sector is lucrative inthat it provides us with recurring income. It alsoallows us to tap into a new frontier withIndonesia experiencing phenomenal growth intheir economy.

Our rental sharing venture with Chha YongAssociation is also another form of ventureshipthat provides fixed recurring rental income to theGroup. It is the reputation and goodwillgenerated from the Group in that the “HakkaClan” is willing to co-operate with us.

Our venture into the hospitality sector in Bruneivia the privatisation of the 3 blocks of Apartmentfrom Brunei Economic Development Board inBandar Sri Begawan is another example of theGroup’s transformation plan into new sectors.This was the general view of a SeniorManagement meeting and survey conducted bythe Group sometime during 2010. (Please referpage 3 for the chart.)

To Make Things HappenCommitment, passion and ownership is veryimportant in ensuring that projects are carriedout successfully. One person who carries thesetraits within our Group is Mr Lim Bok Tay, ourCOO of Operations. He carries the interests andburden of the Group as a personal challenge andwill find every means to accomplish the tasks andobjective given. He is always looking to tell me“Tan Sri, don’t worry I will take care for you”.Andmost of the time, it is resolved.

But after so many years, who and where are thenew “Lim Bok Tay’s”? We must make sureadequate training and opportunities are given ingrooming the next batch to takeover. In the

Group, we give plenty of both, but it is up to thenext and younger batch to take the initiativegiven by working faster and be more reactive,with objectives being met . If not, the opportunitywill just pass you by.

In every project, there are 101 reasons, leakagesand problems why a project is delayed andcannot be implemented on time, whether it is dueto problems stemming from the weather,financial, personnel from within or outside theteam, regulatory issues or so on. But we cannotbe listening to all these reasons day-in-day-out.Take pro-active measures to clear the issues andbarriers, don’t be a story teller of the difficultiesfaced and be happy with it. Work Fast and Smart,Ensure Datelines are Met! I always mention thatwe must work fast and smart like theSingaporeans and Hong Kong-ers. By theirstandards, the pace at which we work isconsidered too “relaxed” for them. Emails are notresponded within the same day, datelines givenare not met yet we still leave for home early,documents are processed within a few daysinstead of the day itself and many otherexamples, often with the excuse that they arecarrying too much workload. But at the sametime, we ask for better pay and bigger bonus!Remember, with high pay comes highproductivity with improved quality of work.I hope with the new year, everybody can take itupon themselves to eradicate all red tapes andexcuses of 2010 and try to be 100% moreefficient. With the KPIs in place, we hope thatimprovement will be seen.

Integration for Interests within theGroupAs we are doing business cross borders beyondMalaysia’s shores, the Group must make theeffort to first “cross border” within the Group’sDepartments, Subsidiaries and MemberCompanies. I have stressed time and again thatthe interest of the Group must come first aboveanything else but until today, I do not see theefforts and priority made to synergise benefits formember companies within the Group.

For example, do we promote and market ourproducts at Maskimi Polyol to our clients? Or doyou attempt to offer similar staff within yourdepartment to other divisions/subsidiaries whoface the vacuum knowing that your departmentcould still manage or can find similar staff as areplacement? I believe none in our Group havedone that so far. It is always the SeniorManagement who push for thetransfer/secondment. This is not a healthyattitude in that by being selfish, you couldactually be inhabiting the growth and potentialof your staff. And when staff are released toother companies/departments, in most cases it isbecause the staff is an underperforming staffwhich nobody wants. I hope for improvement inthis area.

What is in Store for 2011?We hope that the property sector will contributeas in 2010, due to timing and planning, therewas almost no contribution from this sector. TheProperty Team must work fast and diligently toimplement and rush out the launching for Kiara30, Straits Residence and Medini in Johor,Jesselton Villa in Kota Kinabalu and PuchongDevelopment. With total GDV in excess ofRM700million, if we can be creative in selling ourproducts over the next three years, the potentialearnings to the Group would be substantial.

Our LATAR Highway is on target to be ready byApril 2011 with toll collection to commence inJune 2011. After close to 14 years, we havefinally realised this long awaited project.The construction sector is one of the mostexciting and talked about sector right now inthat the ETP promoted by our Prime Ministermeans that construction will be one of the majorbeneficiary. All the catalytic projects requiresconstruction and with this, Bina Puri willdefinitely be involved in one way or another.

Saudi Arabia could turn out to be the nextgrowth sector for construction within the Group.We had secured close to RM20million in newprojects in 2010 and we hope to hit biggerprojects within that region.

When we closed 2009 securing close to RM1.6billion new projects, I challenged the team to dobetter in 2010 even though we had a high baseto work with. But not only did we match 2009,we exceeded expectations by almost 30%.As weembark on 2011, we hope that it will be anequally eventful year.As always, with hard work,perseverance and adopting the spirit of “MakingThings Happen”, I believe Bina Puri can thriveand make headlines once again!

On 19th October 2010, Bina Puri Holdings Bhdsecured the development of The Haven LakesideResidences, a 26-storey of 489 units in Tambun,Ipoh, Perak. The signing ceremony was betweenBina Puri Holdings Bhd who teamed up withBeijing Construction Engineering (M) Sdn Bhd toundertake the project development awarded bySuperboom Projects Sdn Bhd.

A JV company, Bina Puri-Beijing Construction JVwas established to carry out the project worthRM82.3 million.

In the ceremony, Bina Puri was represented byits Chairman YBhg. Dato’ Ir Wong Foon Meng,while Beijing Construction Engineering wasrepresented by its Chairman Mr. Zhang WenLong, whilst Mr. Peter Chan representedSuperboom Projects Sdn Bhd.

Dato’ Ir Wong said in his speech, “ We are veryexcited about this development. The Haven ispoised to be the most luxurious condo in Perakand this would boost the Malaysian propertysector and set a new benchmark for high-endproperties in Ipoh, Perak.”

The developmentconsist of two blocks of 24 units of four-storeyshop offices and one unit of three-storey shopoffices. Other facilities included recreational halls,retail shops, office units, and basement parking.The signing ceremony took place at the Bankers’Club, Kuala Lumpur on 24th November 2010.Bina Puri Properties was represented by itsGroup Managing Director YB Senator Tan SriDatuk Tee Hock Seng JP, while the associationwas represented by its Chairman Mr Yong KianYin. There were about 100 guests who attendedthe ceremony.

Bina Puri Power Nepal Pvt. Ltd. signed aMemorandum of Understanding (MoU) withRichmond Holdings Pvt. Ltd from Nepal on21st December 2010 at Wisma Bina Puri inSelangor. The signing between the two parties isto cooperate in securing projects in Nepal.

Bina Puri Nepal Sdn Bhd was represented by theGroup Managing Director YB Senator Tan SriDatuk Tee Hock Seng JP while RichmondHoldings Pvt. Ltd. was represented by Mr. KeshunDhoj Karki.

Bina Puri is in an aggressive mode with itsexpansion to the overseas market. Nepal, whichis located in the Himalayas with approximately30 million population, is politically andeconomically stable that practices an open-doorpolicy to investors like Bina Puri.

KL-Kuala Selangor Expresswayparticipated in the roadengineering exhibitionin conjunction with the8th Malaysian Road Conferencefrom 10th-13th October 2010 atPetaling Jaya, Selangor. The mainobjective of the participation wasto publicise the new expresswaywhich is expected to be opened tothe public in April 2011.

GENERAL ASSEMBLY IN KOTA KINABALU, SABAHBy Patricia Pareira

On 25th October 2010, a delegation of 20participants from Malaysia represented thecountry through the Intelligent Transport System(ITS) Association of Malaysia, headed by itsPresident, YBhg Dato’ Ir. Mohamed bin Husin,

who is also the Deputy Director General 1 of thePublic Works Department Malaysia, at the17th ITS World Congress held in Busan, Korea.Prior to the conference, a meeting of ITS Asia-Pacific Board of Directors was held and amongstothers on the agenda was the voting for thevenue of the next Asia Pacific ITS congress. Thethree cities bidding for the venue were, NewDelhi India, Hong Kong and Kuala LumpurMalaysia. YBhg. Dato’ Mohamed b Husin, YBSenator Tan Sri Datuk Tee Hock Seng togetherwith Dato’ Amir Kassim and Ir Hj Azhar Alirepresented the country at the meeting. With awell delivered presentation by Dato’ Amir andthe PR skills and abilities of all the four of them,Kuala Lumpur Malaysia won the bid to host the12th ITS Asia-Pacific Forum in 2012.

The congress was officiated by Mr Lieu Chullho,Chairman of the organizing committee and alsopresent delivering the opening speeches werethe Korean Minister for Land, Transport And

Maritime Affairs, Mr Chung Jong-Hwan and theMayor of Busan Mr Hur Nam-Sik. The Congresslasted for four days with an exhibition frommanufacturers and suppliers of ITS equipmentbeing shown at the Busan International TradeCenter. In a round table discussion with transportministers from 16 countries in the congress, eightkey-messages were adopted, among which wereto agree to cooperate with each other to expandand spread ITS and continuously developing newITS technologies. It was also agreed that mutualexchanges of ideas and information should beconsistently made to discuss specific cooperationto narrow the ITS gap between the advanced anddeveloping nations.

Bina Puri has been invited to sit in the mainorganizing committee for the up coming12th ITS Asia Pacific Forum in Kuala Lumpur,through Ir Hj Azhar Ali, our COO (Operations).

Recently the management conducted a reviewsession internally within the senior managementof Bina Puri Group of Companies. Prior to this, asurvey was conducted among the seniormanagement in May 2010 to review theperformances of the Group. The findings werepresented and briefed by Mr Matthew Tee,Executive Director, BPHB during the session.

This exercise is aimed at re-visiting and reviewing the performance of the group and to act asa platform to brainstrom and plan our activitiesinto new sectors.

SENIOR MANAGEMENT REVIEW

Bina Puri (B) Sdn Bhd participated in a propertyexhibition organized by the HousingDevelopment Department, Ministry ofDevelopment of the Brunei Darussalam at theAtrium, The Mall on 15th-17th Jan 2011.

“Future Homes For The Nation”, was the themeof the property exhibition and it was officiatedby the Minister of Development of BruneiDarussalam, Yang Berhormat Pehin Orang KayaIndera Pahlawan Dato’ Seri Setia Awang Hj Suyoibin Hj Osman.

Y.Bhg Datuk Ali bin Abdullah, Chairman of BinaPuri (B) Sdn Bhd led our Bina Puri team topromote the property units in Kota Kinabalu,Sabah and Brunei (Ong Sum Ping ServiceApartment) to the visitors.
