time, the opposite effect canbe predicted in neighbouringSingapore since the currencyexchange has not been thisfavourable to Singaporeans inclose to two decades.

Having said that, evenSingaporeans are planning theirproperty purchases with extracaution – investors are focusingon industrial property, which isscarcer and of great importanceto the booming manufacturing

industry in Johor.When speaking of Iskandar

Malaysia as a whole, however, it isimportant to note that investmentsinto the area are not limited to oreven primarily concentrated in theproperty sector.

Greater investment leads toincreased economic and humancapital demand, which will beseen over the next few years asIskandar develops in plannedstages.

So far, Iskandar Malaysia hasbeen steadily raking in bothforeign and domestic investmentsmainly into the areas ofmanufacturing.

To gain further insight into the

matter, Johor Property asked threeproperty developers for their takeon the future of Iskandar Malaysia.

What is the condition ofthe property market inIskandar, given the recent

reports of oversupply and slowuptake post-GST?

Woon: There has been a rumourof oversupply of propertydevelopment projects in theIskandar property market.

The introduction of the Goodsand Services Tax (GST) in April,which saw a 6% levy imposed on

most transactions, has contributedto a drop in interest in the realestate industry that also affects theproperty market in Iskandar.

Further, the cooling measuresput in place in these past few yearshave brought about the tighteningof bank loans and a minimumpurchase of RM1mil for foreignbuyers.

Additionally, developers areexperiencing a slowdown inproperty sales due to the currentclimate of economic and politicalinstability.

In general, we observe that mostof the buyers purchase HorizonHills’ properties for their own stayinstead of investment purposes.However, a visible decline ofbuyers’ confidence can beperceived because of the currentmarket situation.

Chia: Out of the total investmentin Iskandar Malaysia to date – inthe region of RM180bil – only 30%of that has been in property.However, property has been thecentre of attention because of theoverwhelming interest and sales inthe past.

People tend to naturally equateany slowdown in property to a

slowdown in Iskandar, but this isnot the case – Iskandar has beenmeeting its investment targets yearon year and is on track to meet itsinvestment targets even this year.

How do you anticipate thesituation to change in thecoming year, and what are

the factors at play?Cheah: The property market will

remain sluggish in the coming year

until there are signs that things aresettling down, and when there isan improvement in economicoutlook and sentiments.

We are keeping a close watch onthe market and will adjust the paceand scale of our launchesaccordingly.

Our strategy remainsunchanged, and that is to continueto offer a strong value propositionto our customers, leveraging onour build-own-operate business

model to ensure that we havecontinued momentum and thatour communities are viable andsustainable for the long term.

On the other hand, ourundervalued ringgit should alsoprovide opportunities for foreigninvestors, especially Singaporeans,to buy property in IskandarMalaysia.

What is your advice toproperty investors andhomebuyers in Iskandar

Malaysia for the coming year?Cheah: Our advice to property

investors and homebuyers is toselect the developers wisely, withan eye on strong track records and

reliability.Developers with strong standingwill bring the best to theirinvestors, homeowners andcommunity, and they will stayfor the long term and co-investto foster the growth of thedevelopment.

With rising competition withinIskandar, it is timely to invest asmany developers are introducingvarious promotion packages andbenefits to attract the propertyinvestors and homebuyers.

In our opinion, investors willreap the benefits when there is animprovement in economic outlookand sentiments.

Woon: Properties in Iskandar donot depreciate in the long termeven with the current politicalscenario and economic challenges.

In the coming year, propertyinvestors and homebuyers shouldtake the opportunity to invest inreal estate as real estate investmentis better controlled than stocks orbonds.

Unlike many securities, stocksand bonds, real estate investment

has plenty opportunities formaking big gains.

When making investmentdecisions, one must alwaysconsider the location of thedevelopment.

Chia: High-rise condominiumsand apartments will be the futuretrend in the market due toshrinking land availability andrising cost of land for development.Aside from that, green buildings

will also be the upcoming trend forhouse buyers.

For landed properties, luxuryliving with green surroundings andbetter amenities are the mostsought after investment in theregion.

The new government policy onthe property market should have apositive impact over the long termas it will help silence speculationfrom some segments in the market.

We believe that buying interestshould progressively return aspotential house buyers come to therealisation that property prices areunlikely to fall and that potentialinflationary pressures from theimplementation of the GST could

further push property prices up.

What is the future ofIskandar Malaysia in theshort and long term?

Woon: Iskandar Malaysia is toSingapore what Shenzhen is toHong Kong. The Malaysia andSingapore governments arecollaborating to ensure itsachievement, which makesIskandar Malaysia a veryexhilarating prospect in the longterm.

People from different countriesare expected to gather and stayin this area in the future due tothe continuous upgrade ofmultifaceted lifestyle offerings.

Furthermore, the Governmenthas stayed true to its commitmentto Iskandar Malaysia to ensureMalaysia’s first economic growthcorridor will take shape asplanned.

The Johor government hasbeen working closely with thepublic and private sectors toensure Iskandar’s success bysetting up many attractions inNusajaya.

Despite theoversupply of high-rise units in thesouthern region,glut was not to befeared as they willnot be constructedand launched all at
